Placing insurance on a condominium requires that the insurance agent has a clear understanding of what must be insured on the Association Policy and the Unit Owners Policy. This course will focus on five areas that are commonly misunderstood and often not written or written incorrectly. The topics that will be covered include: 1. This class will focus on general liability exposures and coverage concerns that are specific to both general contractors and subcontractors. The class will begin with a review of operational exposures and continue through products as well as completed operations exposures. The class will then look at the Commercial General Liability Policy and review the coverage triggers, definitions and exclusions that pertain to contractors. The class will conclude with the problems associated with adding a party as an additional insured. The topics that will be covered include: 1. General Contractors and Subcontractors Operational Exposures 2. Construction defect litigation risks 3. Occurrence coverage triggers and limitations added by carriers 4. Definitions including BI; PD; Your Products; Your Work; Products-Completed Operations Hazard and how these definitions impact coverage for both the general and the sub contractor 5. Additional insureds including edition dates required by contract; waiver of subrogation; primary and non-contributory requirements  

Most states now require that an individual holding an insurance license must complete an Ethics class. Different states require a different number of required hours typically ranging from 3 to 4. California requires 4 hours for each renewal cycle. This course will focus on: 1. Ethics and Morality in the insurance workplace 2. Approaches to “ethical” behavior and decision making; and behavior and influences on behavior. 3. This course will include case studies that deal with “ethical” dilemmas as a tool for the students to determine the correct course of action.  

FMLA is a federal law enacted in1993 providing minimum standards for job protection. Through the use of case studies, this seminar will: 1. Summarize the legal provisions of the various employment mandates regarding leaves of absence 2. Discuss the eligibility; notice requirements; and benefits 3. Discuss additional programs such as Pregnancy Disability Leave; Paid Family Leave; 4. Highlight ways to prevent misuse and abuse

This is an especially important class for any customers that have websites. This course will discuss the following topics: 1. Background on Intellectual Property 2. Types of Intellectual Property 3. Intellectual Property Law Issues 4. Cyberspace, Intellectual Property Issues 5. Intellectual Property and Insurance  

This class will focus on the key areas of concern when underwriting and quoting both Umbrella and Excess Liability policies. Since these coverages provide catastrophic loss protection, several key areas must always be reviewed in the coverage form being quoted and those areas will be identified and discussed in this class. This course includes: 1. The purpose and function of the Umbrella form and the Excess Liability form and will include a short description of Follow Form concerns 2. Duty to defend in the Umbrella vs. the Excess Liability policy 3. Notice of loss to underlying and requirements in the Umbrella/Excess policy 4. Maintenance of underlying insurance requirements 5. Changes in underlying and effect on Umbrella/Excess policy including EBL and Additional Insured concerns  

The purpose of this class is to alert the insurance agent and broker to the insurance and risk issues found in most real estate lease agreements today. This class reviews 5 key lease issues along with insurance solutions and includes the following: 1. Party responsibility for damage to building, equipment and improvements and betterments 2. Establishing insurance to value 3. Exculpatory vs. indemnity clauses 4. Liability insurance requirements 5. “Fire legal” vs. other forms of legal liability  

The insurance agent must be able to provide proper information to an insurance buyer. One of the means of communicating the coverages being provided and offering those coverages that the insured has not requested is to prepare a coverage proposal for presentation. This normally allows a proper discussion between agent and insured of the risks faced by the insured and the coverage response (or lack thereof) of the contemplated coverages. The next step is to take that information and create a submission packet to the insurance companies. This class will review those concepts and provide guidance on the proper method of structuring a proposal and submission.

This course will coverage three major perils that are either excluded or limited in the commercial Property Policy. Some can be added by endorsement while others have to be written as a separate policy.
1. Exclusions that require that these coverages be offered
2. Review of the Equipment Breakdown endorsements and individual policies
3. Review of the “spoilage endorsement” and how it differs from a Equipment Breakdown Consequential Coverage

This course will focus on the coverages typically found in either an Owner Controlled Insurance Program or a Contractor Controlled Insurance Program. Included will be a discussion of coverage concerns when placing either of these types of coverages. The course includes:
1. Differences between OCIP and CCIP in contract and coverage structure
2. Coverages typically included and impact of state law
3. Changes that must be included in the CGL for appropriate coverage response for both the general and the enrolled subcontractors
4. On site versus off site coverage and contractual obligations placed upon subcontractors

This course will discuss the common types of errors and omissions that insurance broker/agents make in the transaction of insurance. The course uses the acronym PRIDE to instruct on how to avoid common mistakes. PRIDE stands for: procedures, regulations, implementation, documentation and education. Following the class, the participants will be in a better position to identify their exposure to making errors and how to implement procedural safeguards. 1. Overview of E & O 2. Procedures 3. Regulations and Requirements 4. Implementation of Procedures 5. Documentation  

This course will specific “coverage traps” that are found in the Personal Auto Policy and how to identify the “traps” and determine a solution for the gaps in coverage. The course will discuss several problem areas including:
1. Property transported in vehicles (livery)
2. Domestic “employee” using a vehicle
3. Borrowing, renting or using a pickup or van for their trade
4. Driving vehicle outside of US
5. Loss to a camper or trailer

This class will review issues of coverage for product liability and product recall coverage. This class will provide an overview of the evolving legal theories of product liability in the U. S. as they relate to the Commercial General Liability Insurance policy. The class will include a discussion of the new Food Safety Modernization Act of 2011 and will conclude with a review of product recall coverage and will include the following:
1. Food spoilage, contamination and reduction of risk exposures
2. Product liability – what it means and how it is imposed upon various businesses
3. The response of the Commercial General Liability policy for product liability
4. Major exclusions and restrictions in the policy that affect the insureds coverage
5. Product recall coverage concerns
